Project Background Brief:
Powerplus Group were contracted by Gaysha Ltd., a construction & refurbishment contractor who specialise in sustainable refurbishments of listed and historic buildings in London, for the electrical fit-out and refurbishment of 45 Russell Square in central London.
This 26-week project entailed the sympathetic restoration of this 5-storey Grade 2 listed building, the end result was a stunning 4,519 square feet of office space which is to be used for D1 Education and B1 Office purposes.
The Project brief was to provide both historical and contemporary lighting themes, alongside high-end electrical accessories to provide hi-tech facilities to the end user. Powerplus Group were contracted to provide one of our specialist electrical teams that has carried out this type of sympathetic upgrade and refurbishment to many other listed buildings.
Particular Challenges:
These designed works called for an innovative installation, overcoming the complexities of a Grade 2 listed building. Internally, electrical floorboxes were installed in specific areas to provide power and data services in open office areas as the internal aesthetics could not be altered. Conventional
placement of some electrical services was retained, for instance in the communal and kitchen areas where every requirement was catered for.
The installation of the lighting was varied from cutting-edge LED ceiling and wall mounted luminaires to stunning period-style pendant chandeliers set in the vaulted ceilings in the entrance hall and stairways.
As with all modern refurbishments, the electrical power requirements for modern-day working were provided for within this listed building, from air conditioning power to all floors and extensive additional decorative switched socket outlets. Even the cleaners had their own power supplies installed!
As with some of our Projects, we drew on our extensive labour force, this time using a team from our Midlands hub to provide the specialist knowledge required to provide essential experience on these works. This entailed providing suitable accommodation & wellbeing arrangements within central London, close to the works location to ensure the continuity of progress.
Special Project Features:
The end result of this 26-week project is a period property with contemporary additions, which retain the important historic aspects of the building. We were able to provide a modern work space within this stunning refurbishment, providing the end user with modern facilities.
